If you're coming from states like California or New York, you're probably used to sky-high prices and fierce competition. But here in Texas, especially in certain neighborhoods, your budget can stretch a whole lot further and you don’t have to give up city access or quality of life to get it.

In this blog, I’m highlighting five standout areas across North, Central, and South Texas where out-of-state buyers are getting major value for their money. These aren’t just affordable, they’re places I personally know and serve, where families are thriving, homes are holding value, and there’s real charm behind the price tag.


1. Mansfield (South of Arlington & Fort Worth)

Commute to Fort Worth: 25–30 minutes

Commute to Dallas: 35–45 minutes

Mansfield might not be the first name that comes to mind when you think of Texas suburbs but that’s exactly why it’s so special. It flies under the radar, but locals know it’s one of the best-kept secrets in the DFW area. It’s clean, safe, family-friendly, and you can still find newer builds or move-in ready homes without breaking into the $500k+ range.

You’ll find everything from golf course communities to custom homes on half-acre lots, and the schools consistently rank among the top in the region. If you want space, peace, and strong resale value, it’s one to watch.


2. Waco (Central Texas)

Commute to Dallas or Austin: Roughly 1.5 hours

Vibe: Small-town charm meets steady growth and investment

Why it’s booming: Low cost of living, a growing downtown scene, and Baylor University

Waco has been having a moment for a few years now and for good reason. What used to be a sleepy college town is now a thriving hub for young families, remote workers, and investors who want value and character. The market here is still incredibly accessible for buyers coming from out of state, especially if you’re used to six-figure down payments.

Waco also has a strong rental market thanks to Baylor, and its central location makes it ideal for folks who want to be between Dallas and Austin but don’t want the price tag that comes with either.

3. Arlington (Between Dallas & Fort Worth)

Commute to either city: 20–30 minutes

Vibe: Urban-suburban mix with a strong entertainment scene

Why it’s valuable: Central location, tons to do, and homes for every budget


Arlington is often overlooked as just a “sports and entertainment town,” but it's much more than that. This is a super livable city with good schools, established neighborhoods, and newer developments in growing areas. You’ve got access to everything.. shopping, dining, stadiums, and major employers and you’re sandwiched perfectly between two metro hubs.

Out-of-state buyers are often surprised to see what $350–450k can get them here: four bedrooms, a yard, and sometimes even a pool.


4. Northwest San Antonio (Alamo Ranch, Helotes, & Surrounding)

Commute to Downtown San Antonio: 20–30 minutes

Vibe: Family-friendly, newer construction, lots of green space

Why it’s growing: Military presence, solid schools, and newer home communities


This area of San Antonio is one of the fastest-growing in Texas, and it still offers incredible value especially if you’re used to California or NYC real estate. Master-planned communities dominate here, and many come with community pools, parks, and HOA-maintained green space.


It’s also a top pick for military families due to its proximity to Lackland AFB, and resale value stays strong because of steady population growth. If you’re looking for a newer home in a peaceful neighborhood with access to city perks, this is your zone.


5. Hockley & Cypress (Northwest Houston Suburbs)

Commute to Houston: 35–45 minutes

Vibe: Spacious suburban living with newer developments and builder incentives

Why it’s smart money: Affordable new builds, major growth corridor, and great schools


If you’re eyeing Houston but want more space, better schools, and peace from city chaos, Hockley and Cypress are areas you’ll want to explore. These northwest suburbs are growing like crazy, with new communities offering amazing incentives, we’re talking rate buydowns, upgraded finishes, and generous closing cost coverage.

You’ll find modern floor plans, great amenities, and a more relaxed pace of life, all while staying close to shopping, hospitals, and major highways.

Bonus Mention: South Austin Suburbs (Buda, Kyle, and parts of Southeast Austin)

Commute to Downtown Austin: 25–35 minutes

Why it’s worth a look: The Austin market has cooled, and value is creeping back into nearby suburbs.


While Austin is still one of the hottest cities in the country, the surrounding areas like Buda and Kyle are seeing a wave of interest from buyers who want more home for less money. These towns have kept their charm while welcoming lots of new development, and prices here are far more approachable than Austin proper.

You can still find newer homes under $400k, and the community feel in these smaller towns is something many buyers crave.
