Elon Musk’s TeraFab Is Coming to Texas: What We Know So Far

Texas is already home to some of Elon Musk’s biggest projects, but his latest announcement could be on an entirely different scale.

Tesla and SpaceX have confirmed plans for TeraFab, a massive semiconductor manufacturing facility in Grimes County, Texas, near the College Station area. The project is expected to have an initial investment of $16.8 billion, create at least 3,000 jobs, and eventually span more than 100 million square feet.
For a part of Texas known for its rural character, that's a pretty big change.
What Exactly Is TeraFab?
TeraFab is planned as a next-generation semiconductor manufacturing campus designed to produce the advanced chips needed for Musk's growing technology empire.
Instead of relying on a long supply chain where chips are manufactured, packaged and tested at different locations, the facility is planned to bring logic, memory, advanced packaging and testing together under one roof.
The chips are expected to support everything from Tesla's autonomous vehicles and Optimus humanoid robots to SpaceX's computing needs and space-based data centers.
In other words, this isn't simply another factory.
It's part of Musk's much bigger push to control more of the technology and infrastructure needed to power AI, robotics, transportation and space systems.
How Big Will It Be?
This is probably the part that's hardest to wrap your head around.
The planned facility is expected to exceed 100 million square feet. For comparison, that's dramatically larger than many of the world's biggest individual buildings. The project has even been described as potentially becoming the largest building on Earth.
And TeraFab isn't expected to be one enormous box.
Current plans call for a massive campus made up of multiple buildings, with renderings showing a futuristic industrial complex that looks more like something from a science-fiction movie than rural Texas.
The initial investment is $16.8 billion, but there's an important detail here: the project could eventually become much larger. Earlier filings described a multi-phase development with potential total investment reaching approximately $119 billion if all planned phases are completed.

Why Texas?
Texas has become a major part of Musk's business empire over the past several years.
Tesla has its Gigafactory Texas near Austin, SpaceX has significant operations throughout the state, and the company continues to expand its presence in areas including Starbase, Bastrop and McGregor.
Grimes County gives the project something else: space.
The planned site is near Gibbons Creek Reservoir, and SpaceX has said the facility intends to use water from the reservoir for industrial operations rather than relying on local groundwater.
The project is also being supported by Texas through economic-development incentives, including a reported $30 million Texas Enterprise Fund grant and participation in the state's JETI program.
For state officials, the project represents another opportunity to bring high-tech manufacturing, investment and high-paying jobs into Texas.
What Could It Mean for the Area?
This is where things get interesting for anyone watching the Texas real estate market.
At least 3,000 jobs are expected once the facility is operating, and a project of this size could create additional demand for construction workers, engineers, suppliers, restaurants, services and housing.
The economic impact could extend well beyond the people working inside TeraFab.
More employees and businesses can mean more housing demand, new commercial development and additional infrastructure throughout the surrounding region.
The Greater Brazos Partnership has estimated that the facility's operational phase could generate more than $2 billion in regional economic output over its first 10 years, although that's a projection rather than a guaranteed result.
For communities around College Station and Grimes County, that's potentially a major economic shift.

Not Everyone Is Excited
Of course, a project this massive isn't going to happen without controversy.
Some local residents are concerned about what TeraFab could mean for the area's rural lifestyle, traffic, water resources, infrastructure and environment. Others have questioned the tax incentives being offered to the project and whether local communities will have enough oversight as development moves forward.
That tension is understandable.
A 100-million-square-foot industrial campus is a completely different scale of development from what residents in a rural Texas community are accustomed to seeing.
So while supporters see thousands of jobs and billions of dollars of investment, opponents are asking an equally important question:
What will the community look like after a project this big arrives?
What Happens Next?
Construction and expansion are expected to happen in phases, meaning the full project won't appear overnight.
The initial phase is currently tied to the $16.8 billion investment, while future phases could dramatically increase the overall size and investment if they move forward.
For Texas, though, the bigger story may be what TeraFab represents.
The state isn't just attracting companies that want to build offices or distribution centers anymore. It's increasingly positioning itself as a home for semiconductors, artificial intelligence, robotics, advanced manufacturing and space technology.
And TeraFab could become one of the biggest examples yet.
